Seven Rods Consulting & Construction

Build on Your Lot in Oklahoma & Texas

Explore your site, choose or adapt a floor plan, and build a home on your own land.

The land is part of the construction project.

Owning a lot is a useful starting point. It does not yet answer where the house should sit, how it will connect to services, or which floor plan fits. Seven Rods helps organize those site questions alongside the design and construction scope.

Bring the address, parcel information, a survey if available, and any utility or access records. If you have not purchased the property, we can discuss the information to gather before choosing a home plan.

Evaluate the site before locking in the house.

Access and placement

Consider the driveway entrance, garage approach, construction access, and the relationship between the house and outdoor space. Existing trees, buildings, slopes, and drainage patterns belong on the same site discussion.

A side-entry garage or wider porch needs room on the property beyond the living-area footprint shown in a floor plan.

Utilities and site preparation

Identify the known water, wastewater, electrical, and other service arrangements. Confirm what is actually available to the parcel and which connection or site-preparation questions remain open.

Discuss those items separately from the home’s finishes so the overall budget accounts for both the building and the work around it.

Plan selection and coordination

Compare the desired room layout with the shape and orientation of the site. A plan may need adjustment to work with the entrance, views, garage position, or outdoor living you want.

Seven Rods coordinates plan selection or customization and the architect or designer conversations needed for the project direction.

Use the drawings to ask better site questions.

The Lantana and Esperanza plan sets include floor plans and exterior elevations. They let you discuss room relationships, the garage, and covered outdoor space using actual drawings.

The supplied plans are for exploration and retain their original construction-status notices. Final documents and site requirements must be resolved for the specific property.
